The basis for any successful retail development is to create a design that establishes an uncommon destination. That is exactly what was designed for Jade Pig Venture’s new retail building featuring a Chipotle restaurant as the anchor tenant. Chipotle maintained its national identity and branding while allowing adjacent future tenants of the property to have a similar presence.

The thoughtfully planned use of scale, proportions and materials provide a building unique to ownership, tenants and patrons.

Designed to appear as vintage industrial age buildings developed over time and renovated to welcome contemporary retail, the new mixed-use center fulfilled ownership’s desire to entice high end retail and restaurant tenants. The polychromatic brick patterns, metal roof along with rough timber arches references an early twentieth century warehouse character. The center also successfully appeals to the city’s wish for a variety of architectural styles for the newly zoned retail area.

Rowland Design Master Planned the transformation of Breton Village Mall into a community center when it was acquired by Jade Pig Ventures in 1997. While existing lease agreements kept the full transition from happening earlier, most of that original plan has now come to fruition. Interior upgrades and a new main entrance kept the Mall current while incremental phases of the new plan came into being.

Challenges for the project included storm water management which is detained below a portion of the parking lot and the fact that the property is divided between two separate municipalities.

The renovation has placed the property at the top of the local high-fashion market. The success of the new, modern structures is reflected in the attractive mix of high-end national and local tenants including Anthropologie, West Elm, Houlihan’s, Lululemon, Jos. A. Bank, Talbot’s, Orvis, Free People and Leigh’s.

Rowland Design created a comprehensive package of wayfinding and signage for downtown Indianapolis’ JW Marriott. The expansive building required unique solutions for exterior vehicular and parking garage signage as well as exterior identifiers and interior signage. Exterior signage was required to clarify and visually support multiple hotel flags, but not distract from the hotel’s dramatic architecture.

The JW Marriott’s blue and silver exterior served as inspiration for the outdoor experiential graphics. Simple but sophisticated interior way finding enhances the design of the property while improving guest movement through the tower in and adjoining buildings.

Hoosier Park Racing & Casino required a major renovation to the existing grandstand primary building that houses off track betting, a food court, a buffet along with an exclusive steak house.  The mission was to enhance the user experience with energetic colors, create more efficient circulation, vibrant lighting and mobile gaming.

The creation of a talent attracting music and theater venue was also an important part of the design. Terrace box seating was also added affording guests’ full views of the track activity. New furnishings and directional signage were incorporated allowing a cohesive atmosphere.
